RENTAL CRITERIA, requirements and information        


Western Associates Real Estate Services, Inc.  does business in accordance with all local, state and federal fair housing laws for all residents without regard to Race, Color, Religion, National Origin, Familial Status, Disability, Marital Status, Age, Ancestry, Sexual Orientation, Medical Condition, Source of Income, Gender, Gender Identity, Gender Expression, Genetic Information, Citizenship, Immigration Status, Primary Language Spoken, Veteran and/or Military Status, or on Any Arbitrary Basis.

General requirements and Information:


A rental application will be provided to you (upon request) after a showing appointment has been held at the property with one of our agents.  Applications are sent via a personal email link.


Each applicant must qualify individually based on credit and landlord history.  The income requirement can be met as a household.   Denial of one application in a group results in the denial of all applications.


A welcoming environment is paramount to all of our residents. To help ensure ALL of our residents understand our pet and animal-related policies, we use a third-party screening service and require EVERYONE to complete a profile (No Pet/Pet/Animal). This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.  Please get started by selecting a profile category on our landing page: https://western.petscreening.com/. An individual application is required for each proposed occupant aged 18 years or older. Sorry, but we cannot rent units sight unseen.


Applications must be filled out completely. Incomplete applications WILL NOT be processed.


  • Include a copy of your valid Government issued photo ID (Driver’s License, Passport, State ID Card, etc.)  Expired ID's cannot be accepted.
  • Application fee(s) of $25.00 per applicant must be paid upon submittal of application(s).  Fees can be paid at the completion of the electronic application by debit or credit card. This fee covers the cost of processing your application and obtaining a credit report.  Once the application has been processed, we cannot refund the application fee, but can provide you with a copy of your credit report upon request.​​

Income requirements:

Combined household (all applicants combined) income must equal at least 2.5 times (gross) the rental amount of the unit applying. Applicants with Section 8 or VASH vouchers or other federal, state or local public assistance or rental subsidies must have verifiable income in the amount of 2.5 times (gross) the applicant’s share of the monthly rent.   Co-signors or Guarantors are not accepted.   Verifiable legal income is required in the following forms:


  • -Payroll earnings statement or stub (pay date must be within the last 2 weeks) 
  • -Self-employed persons/1099 employees must be verified through last tax years’ personal income tax return.  Your adjusted gross income amount for the year will be used for income calculation purposes.
  • -Child/Spousal support 
  • -Award letters (i.e. current student financial aid, SSI, retirement, new employment offer letter)
  • -Bank statements of any kind are not accepted as income verification.
  • -Documentation of state, federal or local housing subsidy or housing voucher (if applicable)
  • -Documentation of disability, welfare or other government income
  • -Documentation of any other legal, verifiable income.


Credit requirements:


All applicants must meet a minimum rental score (combined).  Applicants are submitted to National Tenant Network, a third-party rental applicant screening company. All applicants are evaluated based on a rental scoring system.  Rental scoring is based on real and statistical data such as payment history, quantity and type of accounts, outstanding debt, and age of accounts.  Every applicant is treated objectively because each application is scored statistically in exactly the same manner. 


The rental scoring system will compare your application to National Tenant Network’s database, and by evaluating those statistics and real data in accordance with pre-established criteria set by Management, National Tenant Network will recommend one of the following:


  • Applicant group combined average score of 70+ - Accepted. The applicant group's credit will be accepted.
  • Applicant group combined average score of less than 70 - Denied. The applicant group's credit will not be accepted and the applicant group will be automatically denied. The applicants will be provided with contact information for the consumer reporting agencies that provided the consumer information.


Automatic Denials:

  • -Giving false information
  • -Eviction (unlawful detainer) filing
  • -Not fulfilling the income requirement
  • -Applicant group score of less than 70 (see credit requirements for more details)
  • -Rental history reflecting any unpaid past due rent or any property damage or disturbance
  • -Any collection by a property management company or landlord


We make every effort to process applications within 2-3 business days of submission; however processing can be delayed due to the inability to contact previous/current landlords or employers.  Management reserves the right to decline applications on the basis of the inability to contact the references provided.


A rental property may receive multiple rental applications on the same day or within the same general time frame.  We will select the best qualified applicant(s).

**IF YOUR APPLICATION IS APPROVED - Within 24-48 hours of notification of application approval, you will be required to drop off a holding deposit in the form of a cashier’s check or money order to our office. The rental agreement will be emailed to all residents via a secure docusign link.  All applicants must read and sign the rental agreement prior to move-in and receiving keys to the unit.

**ALL move-in funds are required to be in the form of a cashier’s check or money order ONLY, no exceptions.**


Please note: A renters' insurance policy with a liability minimum of $100,000 is required at the time of move-in.  Western Associates is to be listed as "Additional Insured" on the policy.
